You like the apartment: separate bedrooms, a balcony and a fresh renovation. But in the morning, a child needs to get to school, one parent needs to reach the office, and the other wants to take the younger child out. This is when the choice of address starts to matter. A good apartment can make an inconvenient family home if almost every errand begins with a journey.
Vake, Saburtalo and Vera are sensible starting points if you want to walk more often and use the city’s amenities. Consider Lisi and individual residential developments in Krtsanisi if the grounds and a more self-contained setting matter to you. Include Didi Dighomi when looking for a newer apartment with a suitable family layout. These are starting points for a search: conditions vary considerably within each area.
Start with school and a normal working day
Make a short list of regular destinations: school or nursery, work, activities and a clinic. “Getting to the centre” also needs a specific destination. An office on Rustaveli Avenue and meetings around Freedom Square may involve different routes.
If you have not chosen a school, avoid rushing into a long lease. First confirm availability, the programme and the campus your child would attend. European School, for example, lists several addresses, including 2 I. Skhirtladze Street, 10A K. Kutateladze Street and 47 Alexander Kazbegi Avenue. British International School of Tbilisi is at 17 Leo Kvachadze Street in the Lisi area. These are reference points for checking journeys, not recommendations about educational quality.
For a family with a preschooler, the immediate surroundings may matter more. Can you take a pushchair out, buy groceries and spend an hour outdoors without calling a taxi? A teenager may place greater value on reaching activities and friends independently. An address that works for a household with two cars may considerably limit a child’s independence.
Discuss what happens when the car is unavailable. If one parent takes it to work, what can the other still reach? The answer often helps resolve the choice between a spacious apartment in an outlying development and a smaller home in an established urban neighbourhood.
Vake, Saburtalo and Vera for everyday city life
In Vake, consider homes in relation to Chavchavadze Avenue, Vake Park and your regular routes. You can look for an address where walks, shopping and dinner out are accessible on foot. Being in the district does not establish that these activities will be convenient from your particular entrance.
A hillside street and a building beside the avenue offer different daily experiences. With a pushchair, the climb home matters; with windows overlooking a busy street, bedroom noise matters. Check a nearby park using the entrance you would actually use: the route may involve steps or an awkward crossing. Vake itself has no metro station, so compare buses, taxis and driving for journeys beyond the district.
In Saburtalo, shortlist specific streets around the school, workplace or metro station you need. This is a useful starting point when family members need to travel independently. Apartments near Delisi, on Nutsubidze Plateau and in Vashlijvari cannot be assessed alike: terrain and access to transport differ.
When visiting Saburtalo, inspect what lies between the building and your regular destinations. A supermarket across the road may be close on the map but inconvenient with a child. If an apartment faces a courtyard, check whether it provides space to spend time outdoors or is largely occupied by parked cars. In a densely built area, that matters more than a general district description.
Consider Vera if you value proximity to central Tbilisi, small local venues and walks through neighbouring streets. Vera Park, near Kostava and Nikoladze streets, is one reference point. The neighbourhood also rises uphill: an address near the park and an apartment farther up a street may work very differently for daily outings.
In an older Vera building, inspect the entrance and stairs carefully. Establish whether there is a lift, whether a pushchair fits and how easy it is to return with shopping. A nearby restaurant is a pleasant addition until its evening noise reaches a child’s bedroom. A second visit in the evening is particularly useful here.
Lisi, Didi Dighomi and Krtsanisi for newer housing
Look around Lisi if you prefer low-rise housing, a separate house or a development with its own grounds. Projects offering these formats include Lisi Green Town. However, “Lisi” in a listing covers different addresses and does not describe either the courtyard or the journey to the lake.
Lisi Lake has a walking and cycling route. To establish whether it would become part of everyday life, walk there from the particular home. An outing that starts with a drive requires a different routine. Check the school journey and the nearest grocery shop too: a balcony view does not explain those routes.
Include Didi Dighomi in a search for a modern apartment with the required number of bedrooms. Residential developments can be found along King Parnavaz Avenue and Giorgi Brtskinvale Street. Compare the actual state of courtyards, entrances and neighbouring buildings. Landscaping on a development website may belong to a future phase, while you intend to move in now.
Here, the fit with school and work deserves particular attention. If both require daily journeys to other parts of Tbilisi, calculate the family’s combined travel time. An extra bedroom may be a significant benefit, but weigh it against how much evening time remains at home.
In Krtsanisi, you can consider individual developments with managed grounds, including projects on Krtsanisi Street. Check claims about security, landscaping and leisure areas against the particular building. Establish what is already available, what costs extra and what it is like to leave the development on foot.
If quiet is a priority, listen with the windows open and walk through the surrounding streets. A secluded building does not rule out nearby construction or noise on the access road. Proximity to the historic centre does little to help if most family activities are near Lisi or in another part of Saburtalo.
Inspect the home as you will use it
Start the viewing on the street. Follow the route from the drop-off point to the apartment with a pushchair, or at least measure narrow passages. Check for steps before the lift, bicycle storage and how practical the entrance is after dark. These details will affect the entire tenancy.
Inside, look for separate bedrooms with sensible space for beds, adequate storage and somewhere to work quietly while a child is home. Check noise between rooms, air-conditioning placement and window condition. With young children, also assess access to windows and the balcony and whether the landlord will agree to protective fittings.
If you expect to park, ask to see the actual space. Confirm whether it is assigned to the apartment and included in the rent. “Parking by the building” may mean searching for a space on the street. In an underground garage, the route from the car to the lift also matters, especially with children and shopping.
A summer viewing will not establish winter costs. Request heating bills for colder months; in a sunny apartment, establish how the bedrooms are cooled. Ask about upcoming work in the building and inspect neighbouring plots. Another block under construction is part of the living conditions, even if the apartment itself is finished.
Spend an ordinary day in the neighbourhood
Start with two or three locations that already fit your budget and main destinations. Assess each in the morning, during the day and in the evening. Where possible, use a school weekday: a visit during holidays or on a Sunday will not show the school-day routine.
In the morning, leave the building when you would actually set off for school or work. Check the whole journey, including getting out of the building, boarding and dropping off. If you expect to use a school bus, confirm the stop, seat availability and timetable directly with the school.
During the day, walk to a grocery shop, pharmacy and somewhere to spend time outdoors. Assess the pavement, shade, crossings and climb home. For a clinic, check the relevant branch and availability of the specialist you need: a sign nearby does not establish that it meets your family’s medical needs.
Return in the evening after work or activities. Look at parking, courtyard lighting and noise. Can you have dinner nearby and walk home? Would you want to go out again, or does every outing feel like a separate task?
Afterwards, record the inconveniences that would recur. A long school journey five days a week usually deserves more attention than an occasional trip to a favourite restaurant. If doubts remain, a short rental in the chosen location can help test them before a longer lease.
When your family will need a car

A long-term rental makes sense when journeys between several destinations genuinely recur throughout the week. Choose the vehicle around child seats, passenger numbers, luggage and the dimensions of the parking space. A sedan will suit some families; others may need a minivan. Consider an SUV according to access conditions and plans for trips outside the city, rather than simply the district name.
A driver can be useful on viewing days or with a busy family schedule. Even then, assess the total journey time: a child still spends that time travelling.
Choose a longer-term home after testing a few ordinary days. Vake or Vera may suit a family wanting to walk more often; an address near the metro in Saburtalo can support independent journeys; Lisi or an individual Krtsanisi development may work when school and work fit the location. Assess Didi Dighomi through the particular building and daily schedule. The decision should concern an address you have checked, rather than the district’s reputation.
