Cars for Guests at a Private Event in Georgia

Guests rarely arrive as one group for a private dinner, wedding or anniversary celebration in Georgia. Some need an airport pickup, others are already staying in Tbilisi, a family with a child plans to leave after dinner, and someone else will stay until the evening ends. Booking cars for everyone is straightforward. Making sure nobody waits for another flight, looks for a driver at the wrong entrance or wonders how to get back to the hotel at night takes more planning.

Start with the guests’ schedules. They will show where a separate sedan makes sense, where a minivan is more practical and which journeys can be removed altogether. When contacting CabrioGE, that plan is more useful than a list of preferred brands: it gives you a basis for discussing specific pickups, passenger capacity and drivers’ working hours.

Start by separating the day into individual journeys

The airport pickup, the journey from the hotel to the venue and the return after the event are three different tasks. Do not automatically assign one car to a guest for the entire day. There may be several hours at the hotel between arrival and dinner when the guest does not need it.

Yet the journeys cannot always be treated as independent. If the car coming from the airport must then collect another group from a hotel, a flight delay affects both pickups. Build that connection into the plan only with enough time in between and a clear arrangement for delays.

Create one list with each guest or family’s name, flight number, airport, local arrival date and time, hotel, passenger count, luggage and preferred return time after the event. Pay particular attention to dates for overnight flights: departure and arrival may fall on different calendar days. If a guest flies into Kutaisi for an event in Tbilisi or Kakheti, treat their intercity transfer as a separate task while the flights are still being agreed.

Identify anyone who needs an individual schedule. This could be parents with a young child, an older relative, a guest with limited mobility or a business partner with a meeting before dinner. These needs can justify a separate car before you choose its category.

In Tbilisi, there is little point in bringing everyone to one hotel just to depart together. If some guests are staying in Vake and others in Sololaki, compare direct pickups with a route collecting people at each address. A shared minivan works when people are genuinely traveling together, rather than making the first group collect everyone else across town.

An airport pickup ends when the guest reaches the car

The aircraft’s landing time is not the guest’s exit time. Arrival formalities and baggage collection still follow, sometimes with a visit to report a missing suitcase. The driver therefore needs the flight number, and the organizer needs agreed waiting terms.

Tbilisi Airport has an official arrivals board. Use it to check flight status alongside the airline’s information. But a flight marked as landed does not mean the passenger is ready to get into a car. The final confirmation that the guest is coming out should come from the guest or the person meeting them.

The airport identifies the arrivals hall as a place to meet arriving passengers. Specify the exact meeting point in the transfer confirmation: where the greeter will stand, what the sign will say and how to recognize them. For a private event, agree on the guest’s name or a neutral group name. There is no need to display the complete guest list.

The guest’s message should fit on one screen: meeting point, agreed wording on the sign, the greeter’s contact details and the organizer’s responsible contact. Send it before departure in a language the guest understands, so they can save it and find it without searching through a conversation.

Meeting in the hall and getting into the car happen at different points. Clarify who escorts the guest to the vehicle and helps with luggage, where the car waits and how parking is paid for. The airport website has a parking calculator, but the total transfer price also depends on whether the operator includes that cost in the quote.

Two flights scheduled close together do not necessarily make a good shared pickup. Decide in advance how long one group is willing to wait for the other and what happens if the second flight is delayed. After an overnight flight, a separate journey to the hotel may be worth more than the saving on one pickup.

Assign cars according to passengers, luggage and schedules

A guest’s status may determine the vehicle category, but it does not replace other requirements. For a business partner traveling separately, agree on the model or category, whether the ride is private, the driver’s language and communication through an assistant if one is managing the trip. A confidential conversation is difficult to plan in a shared minivan.

For a family, child seats and luggage come first. Provide the children’s ages, heights and weights, the number of suitcases and the dimensions of the folded stroller before confirming the vehicle. A child seat takes up cabin space, while a third row in use changes luggage capacity. “Seven seats” alone does not tell you whether the whole group and their belongings will fit.

A sedan can suit an individual guest, a couple or a small group once luggage capacity is confirmed. A minivan works for people sharing a route and departure time. Choose an SUV when access conditions or a particular cabin layout justify it; its high seating position may be inconvenient for someone who finds it difficult to climb into a vehicle.

For a guest with limited mobility, clarify how they will get in, what assistance they need and the dimensions of any mobility equipment. Do not assume that an ordinary spacious car is an accessible vehicle without checking. Resolve these questions with the accompanying person in advance so they do not have to be discussed beside the car.

The passenger group at the airport may differ from the group going to the event. Suitcases will stay in hotel rooms, someone may leave for the venue early, and a family may return separately. Confirm capacity and assignments for each stage, rather than once for the whole event.

Confirm the venue entrance and boarding area

For a city restaurant or hotel, check the entrance guests will actually use. The main map pin may lead to reception, while dinner takes place in another building or on a terrace with a separate approach. The driver needs the exact location and a contact at the venue.

During a site visit, ask whether guests can be dropped off at the entrance, where a minivan can turn and where vehicles can wait. In summer, guests should not be left standing in the sun while waiting to board. In rain, the route from the door to the car should be clear and as short as possible. Do not promise pickup directly outside the event room until the venue confirms access.

For an event in Kakheti, first decide where guests will sleep. Traveling from Tbilisi for dinner and returning that night is a different plan from staying near the venue, especially when wine and a late finish are part of the evening.

An event with accommodation is an option in Tsinandali, for example. Tsinandali Estate, A Radisson Collection Hotel, offers rooms and spaces for private events. That does not mean every guest has to stay there. However, staying on site can remove the overnight intercity transfer. Room availability, booking terms and the route from the event space to the rooms need to be agreed separately.

If guests are returning to the capital, do not assign the same vehicle to an early journey to Tbilisi and another pickup in Kakheti without calculating its complete round trip. Include travel in both directions, drop-off, possible stops and a suitable buffer. Once a car has left, it is no longer available to the guests who remain.

Do not use a single journey time “to Kakheti,” either. A venue near Telavi and an address near Sighnaghi require different routes. Calculate from the actual hotel or airport to the specific entrance, taking the travel date and road conditions into account.

Arrange the return before the evening starts

One shared pickup at the end of the program works only if everyone wants to leave at the same time. For a private event, it is often more useful to establish at least two preferences in advance: who would like to return after dinner and who intends to stay until the end.

You can agree on an early departure for families and a departure after the program for the main group. If someone needs to leave whenever they choose, that is a separate requirement: a car waiting at the venue or an agreed on-call pickup. An empty seat in a car that has already left does not help.

Distinguish waiting at the venue from returning for a scheduled pickup. In the first arrangement, the car remains available during an agreed period. In the second, it arrives at a set time. Discuss changes to that time, the required notice and additional charges before the event.

In Tbilisi, taxis may be enough for a few independent guests who are happy to book their own rides. For an organized group, establish who places the bookings and pays. Ordinary app bookings cannot be treated as a promise that matching vehicles will arrive simultaneously.

For a late return from a countryside venue, have transport confirmed. If alcohol is part of the event, do not make a guest the designated driver simply because they arrived in a rental car. Arrange the return so they do not have to choose between taking part in the evening and driving others.

The next day matters, too. An early flight after a late dinner needs its own pickup time, packed luggage and an airport arrival plan based on the airline’s requirements. Do not leave it as a verbal arrangement with the driver handling the overnight transfer.

Backup transport and coordination need clear arrangements

Backup means either a dedicated vehicle for an agreed period or confirmed replacement availability with clear terms and an estimated pickup time. “We will find another car if necessary” does not tell you how long a guest may wait.

For a small dinner, a separate standby vehicle may be an unnecessary expense. For an event outside the city, several arrivals or a strict protocol schedule, disruption carries a greater cost. The decision depends on whether a journey can be moved, guests can share or a replacement can arrive without affecting the program.

Appoint one person to authorize changes on the organizer’s side and agree on a primary contact with the transport provider. This does not have to be a separate job or an additional service. What matters is that drivers do not receive conflicting instructions from the host, the restaurant manager and several guests.

The person responsible needs the current journey list. Each driver needs their route, passengers, pickup points and working contacts. Any change to the return time should be acknowledged by both sides. A guest mentioning a request over dinner does not mean the driver has received a new instruction.

At the venue, agree who checks that the group is ready and gives the signal to board. Invite guests to the exit once the car’s arrival is confirmed, rather than gathering them beside the road early. If several vehicles are being used, assign guests to cars before they leave the room.

When comparing quotes, look at the full scope: individual pickups, waiting, return visits, parking, night service, extra addresses, child seats and backup. Ask about the deadline for changing vehicle numbers and the cancellation terms. The lowest price for one journey tells you little about the cost of the entire evening.

What to confirm before the event

Give the operator one current version of the plan and check that the following points are agreed.

  • Flights and arrival dates have been checked, and someone is responsible for tracking changes.
  • Passengers, luggage and child seats have been assigned for every journey.
  • Meeting points, sign wording and guest messages are agreed.
  • Driver or greeter details, the organizer’s contact and the venue contact are available to those who need them.
  • The venue has confirmed access, drop-off, waiting and the evening boarding point.
  • Return times, early departures and morning transfers are included in the plan.
  • The operator has confirmed backup arrangements, additional charges and changes.

You can request airport transfers and city or intercity journeys with a driver from CabrioGE. Specify night service, child seats and multiple addresses when booking. If the event needs several cars, a single coordinator or backup transport, confirm those arrangements and terms separately for your dates.

Send CabrioGE the event date, venue, hotels, flights, guest count and luggage details, along with preferred return times. This plan provides a basis for discussing vehicles and requesting a quote for the individual journeys.

A Month in Tbilisi Without Your Own Car

You have booked an apartment in Tbilisi for a month. You plan to work from home, the cafés look close on the map, and you would like to get out of town a couple of times. Renting a car for the whole stay seems unnecessary. Add school runs, meetings across town and evenings carrying groceries home, however, and the decision becomes less straightforward.

Spending the month without a car at your disposal is entirely possible. The question is how many journeys you can choose freely and how many you have to make at a set time every day. At CabrioGE, we suggest starting there: the same car can be useful for a family with daily trips and barely needed by someone who works from home and walks around the neighborhood.

The apartment’s address matters more than the neighborhood’s name

For a month in Tbilisi, “a good neighborhood” is too broad a description. You need the building’s entrance, the nearest grocery store, the walk to public transport and the addresses you will visit regularly. Check them before paying for accommodation. Once you move in, an inconvenient route becomes a daily expense.

In Saburtalo, assess an apartment in relation to a specific metro station, such as Technical University, Medical University or Delisi. The neighborhood’s name alone does not mean the metro is nearby. Check the walk from the destination station to work as well: an easy first leg helps less if there is a long walk at the other end.

In Vake, if your routine centers on home, the park and nearby cafés, you may be able to do many things on foot. But there is no metro station at Vake Park. For regular journeys elsewhere, you will need to assess a bus route or taxis. An apartment on Chavchavadze Avenue and one farther up the hillside are different propositions, even when their listings sound similar.

In Sololaki, proximity to Freedom Square is useful for walking around the city. Yet the route between a particular building and the square may involve a hill, and a short walk may include stairs. Picture the return journey with groceries or a stroller. In summer, assess it during the day, too, rather than relying on evening photographs of the street.

Consider Didi Dighomi through your own destinations: the school, work, grocery store and places you need to reach in the evening. If your everyday activities are nearby, being farther from the tourist center may make no difference. If you will travel to Vake or central Tbilisi every weekday, compare the complete journey with an alternative apartment. Cheaper accommodation does not necessarily mean lower overall costs.

Before booking, ask for the exact entrance location and find out where a taxi can pull up. If you are already in Tbilisi, walk the proposed route and try the essential journey on the relevant day and at the relevant time. That tells you more than another ten photographs of the living room.

What the metro, taxis and deliveries can cover

For regular journeys, assess public transport by route first and price second. Under TTC’s published fares, GEL 1 covers 90 minutes of municipal transport travel within the applicable fare system. An unlimited monthly pass costs GEL 40 and must be purchased on a subscription card. Paying with an ordinary bank card does not automatically turn your spending into a monthly pass.

This is a modest fixed part of your budget if the metro or bus connects the places you need. But there is no reason to buy a pass simply because you are staying for a month. If you work from home and travel occasionally, paying as you go may be enough. TTC’s services let you check routes, transfers and timetables in advance.

On suitable routes, the metro helps because it is independent of road traffic. You still need to add the walk to the station and from the exit to your destination. With a stroller, heavy bags or limited mobility, assess the entire journey, including access to the platform.

For other trips, services such as Bolt operate in Tbilisi. A taxi is particularly useful for dinner, a late return or a meeting where you do not want to find parking. Check the fare and pickup estimate for your address in the app. One successful midday booking is not enough to estimate a month of morning journeys.

Compare the car category you actually intend to use. If you need a roomier vehicle, do not build your budget around the cheapest category and then choose another one every time. A suitable child seat also needs a separate arrangement: an available taxi does not settle that question.

Delivery removes some errands. Wolt in Tbilisi offers groceries, restaurant meals and other retail categories. Before choosing an apartment, enter its address and check the available selection, fees and relevant stores’ hours. A service operating in the city does not mean identical conditions at every building.

If your main reason for renting a car is bringing home heavy groceries once a week, calculate delivery costs first. Look beyond the delivery fee and compare the price of your usual basket, too. Trips to buy fresh produce that you enjoy making can still remain part of everyday life.

A solo traveler, a couple and a family get different answers

Someone who works remotely and meets colleagues a few times a week may be well served by a walkable location and a mix of metro and taxis. A car cannot shorten a commute you do not have. It makes sense to live without one initially and see which journeys actually recur.

A couple brings two schedules. If both people work at home and usually go out together in the evening, transport costs do not necessarily double. If one travels to an office every day and the other goes elsewhere, count their routes separately. One rental car cannot take both of them in opposite directions at the same time, either.

For a family, the school or kindergarten matters more than proximity to restaurants. A parent might drop a child off, return home to work, travel back for pickup and then come home again. That makes four separate journeys a day. Over 20 such days, it adds up to 80 journeys before extracurricular activities and weekends. This is an example, not every family’s routine, but it shows how easily trips can be undercounted.

A car available throughout the stay may be more convenient here: the child seat is installed, the stroller does not have to fit into an unfamiliar trunk each time, and you can leave when the family is ready. In return, one adult takes responsibility for driving and parking. If school is walkable or offers suitable transport, the case for a month-long rental becomes weaker.

For a manager with several meetings a day, the pattern of travel matters as well. One office in the morning and a journey home in the evening is one task. Several addresses, with documents or equipment in the car, is another. Taxis, however, remove the need to park and return to a vehicle left behind. If you need to make calls between meetings, that may matter more than having a car outside your building.

What a month costs with and without a car

A comparison only works for the same schedule. Do not compare taxis during a quiet working week with a rental you have already mentally assigned to four weekends in the countryside.

For the option without a permanent car, add city rides, public transport, airport journeys and rentals or transfers for specific outings. For the car option, add the quote for the full rental period, fuel, parking at home and at your destinations, and agreed extras. Taxis after dinner with wine may remain part of the budget.

Start with one typical week. Write down the essential journeys by direction: morning and evening can differ. Check several fare estimates in the app at the times you expect to travel. Save them as a guide and compare them with actual spending after arrival. There is no need to book cars just to check prices.

Then use simple arithmetic. With 20 working days and two journeys a day, you have 40 journeys. If those particular journeys cost an average of GEL 5 more than you allowed for, the month costs GEL 200 more. This is a budget sensitivity check, not a forecast of taxi fares in Tbilisi.

Estimate fuel using your expected mileage: monthly kilometers × the chosen car’s consumption per 100 kilometers ÷ 100 × the price per liter. Use city consumption and add journeys out of town separately. The lowest figure in a model description may not reflect your driving pattern.

Request a rental quote for the actual dates. Multiplying a daily rate by 30 is not a substitute for a long-term quote. If prices are in different currencies, convert them to one currency using the actual payment terms. Ask about the deposit and how it is returned. A refundable deposit is not the same as an expense, but it affects how much money you need when collecting the car.

One further calculation is often missed: accommodation plus transport. If a better address turns two daily journeys into walks, it may offset part of the higher rent. Conversely, an apartment with its own parking space may be more practical than one where you have to leave the car somewhere else each evening.

Resolve parking before renting

“Courtyard parking” needs clarification. Does the apartment have an allocated space? Is it included in the rent? Can a tenant open the barrier? Is the space available throughout your stay? An empty area in a photograph answers none of those questions.

On the street, check signs and payment requirements for the specific location through the city parking service. Do not assume one parking area’s conditions apply throughout Tbilisi. If the landlord or rental company says parking is paid for, ask exactly what that payment covers and where it applies.

You need a space at your destinations as well as at home. For regular meetings, find out whether the office has parking and how far you will have to walk to the entrance. With a busy schedule, being dropped off at a suitable spot may be more useful than having a car you then need to leave somewhere.

For a month-long stay, choose a vehicle you can comfortably park in the available space. A compact car or sedan is worth considering for one person or a couple. A family needs to check child-seat installation and room for belongings. An SUV makes sense for specific roads or cabin requirements; its size may add inconvenience on city errands.

Two trips out of town do not require a car for the whole month

If weekdays are spent near home and your plans include a day in Mtskheta and a couple of nights in Kakheti, you can arrange those trips separately. Compare a few rental days with a monthly quote, keeping city taxis and public transport in the calculation. A rental car may be useful for occasional outings even if it would sit unused on other days.

Plan collection and return around your working schedule. Check whether you can collect the car the evening before or on the morning of departure, where you will return it and how many chargeable days that involves. Plan the route in advance. For a trip with tastings, consider a driver if all the adults intend to drink wine.

CabrioGE offers long-term rentals from 30 days with individually agreed terms. Compare that option with separate bookings when you need a car regularly, such as for a daily family route and most weekends. When discussing the quote, clarify the total price, insurance terms and renter liability, extensions, servicing and early return.

If your address and routine are still undecided, you do not have to choose transport for three months at once. You can begin with city journeys and revisit the calculation after a normal working week. If your daily route is already known, it makes sense to arrange a car in advance, together with parking, child seats and terms for an additional driver.

Send CabrioGE your dates, neighborhood, passenger count and main weekly routes. With those details, you can request quotes for the full stay and for individual outings, then compare both with your own taxi budget.

How Many Places Should You Include in a Family Trip to Georgia?

It is easy to put together a week in Georgia that includes Tbilisi, Kakheti, Kazbegi and Batumi. On a map, the route looks convincing. Add the hotel nights beside each destination, though, and you may find the family packing almost every other morning. Between check-ins, there is lunch, travel, finding a restroom and the walk you promised the children, by which time everyone is tired.

For a first trip of seven nights, we would choose two main bases. With ten nights, three can work if the children travel well and everyone enjoys moving between destinations. This is a starting point for planning, not a rule for every family. You can see plenty while staying in two hotels, provided the outings really are short and you have somewhere to return for a rest.

Start by counting hotel changes

A base is somewhere you stay for several nights and take outings from. From Tbilisi, for example, you can visit Mtskheta separately and return to the same room. You have added another place to the trip without needing to pack.

Changing hotels often complicates a day more than visiting another sight. In the morning, you need to pack and vacate the room. At the next hotel, your room may not be available until the stated check-in time. Even when the journey is short, there can be a gap in which you need to find lunch, change a child’s clothes and perhaps arrange a nap.

Count the full days you have in each place. Two nights give you one day without a transfer; three nights give you two. If you chose a country hotel for its pool, walks and leisurely breakfasts, a single day between arrival and departure may feel too short.

Include the return to Tbilisi before your flight home as well. It is not another region, but it is another day of packing and checking in. Do not treat it as a spare day for Kazbegi, a distant monastery or a winery you did not manage to visit earlier.

Age changes the plan, but your child’s habits matter more

With a child who needs an afternoon nap in the room, it is easier to start with two bases and one main outing each day. Spend the morning exploring, then have lunch and return. After the rest, leave room for a playground, the pool or a walk near the hotel. Parents still get to see Georgia without trying to spend every daylight hour away from their accommodation.

In Tbilisi, a short walk through Rike Park and across the Bridge of Peace fits this approach. Save Mtatsminda for another day: the funicular, the park itself and a few activities already make up a separate outing. You also need to get to the lower funicular station on Chonkadze Street, particularly if you are coming from another part of the city with a stroller.

With a school-age child, you can plan a longer outing if the destination interests them. An amusement park, a historic house museum and a walk to a mountain church call for different kinds of attention and stamina. Being happy to spend several hours in a museum does not mean being ready to walk a trail for that long. Enjoying mountains does not necessarily make a child a patient passenger on a winding road.

Let a school-age child choose one activity that makes them want to visit the region. The day then has a purpose they understand. Avoid promising a particular ride based on a photograph, though. Before buying tickets, check the height, age and adult-accompaniment requirements.

If you have several children, it makes sense to plan the main activities around the one who tires most quickly. With two adults, you can split part of the day: one stays with the younger child for a rest while the other takes the older child out. A hotel with things to do nearby, without another drive, is particularly useful for this.

Choosing two bases in Georgia

Tbilisi is a convenient first base if you arrive there. Avoid booking an early-start excursion straight after an overnight flight. Choose a few city activities for the first days and spread them across different mornings or evenings. In summer, avoid scheduling a long walk along exposed streets in the middle of the day. When choosing a hotel, look at the actual route to cafés and places you want to visit: proximity on a map does not show every hill and staircase.

Kakheti works as a second base if your family wants time in the countryside, alternating small outings with time on the hotel grounds. You could visit the Chavchavadze estate in Tsinandali for its historic garden, adding the house museum if it interests the children. Staying in Tsinandali or near Telavi is convenient for this plan. If you choose a hotel in Napareuli for the resort itself, calculate excursions from that location instead.

Lopota Lake Resort lists a kids’ club, cycling activities and the seasonal Green Aqua water attraction area. It is an example of a hotel where you can spend part of a family vacation on site. Before booking, get specific answers about which activities suit your children’s ages, when an adult must accompany them and what operates in your chosen month. A kids’ club in the facilities list does not mean you can leave a toddler there all day.

Choose Kazbegi for the mountains and a stay in Stepantsminda if the journey suits your family. You can set aside one morning for Gergeti Trinity Church and leave the remaining time for short walks and the hotel. Driving to the church and hiking up are different plans. With a stroller, do not automatically choose a route described elsewhere as an easy walk. In the colder months, snow and road restrictions add uncertainty. Check current route information before leaving instead of relying on last year’s review.

Choose the coast if swimming and time by the water are among your family’s main reasons for traveling. Batumi or a coastal hotel then deserves several consecutive nights. Summer and early autumn are seasons to consider for a beach trip, but rainy days are possible in Adjara even then. Your room and hotel should be comfortable places to spend time when you cannot go to the beach. If your child is expecting the beach every day, adding Kakheti and Kazbegi along the way may not match the vacation they have in mind.

That gives you three straightforward combinations: Tbilisi and Kakheti, Tbilisi and Kazbegi, or Tbilisi and the coast. For a week, choose one. The other regions do not become essential stops simply because you have already flown to Georgia.

Days worth removing from the itinerary now

We would not include a day trip from Tbilisi to Kazbegi and back in a typical itinerary with a preschooler. A planning estimate for the journey is around three to four hours each way, depending on transport, traffic and weather. That already adds up to six to eight hours of travel before walks, lunch and other stops. The actual time may differ on your date. If you want to see the mountains, staying overnight in Stepantsminda changes the day far more than choosing a roomier car.

Another overloaded plan combines Sighnaghi, Bodbe, Telavi, Tsinandali and several wine tastings in one outing. They are all in Kakheti, but that does not make them a short family route. Choose either Sighnaghi and Bodbe or the Telavi and Tsinandali area. Add a separate winery only if there is time and you know in advance what the children will do there. Assuming they will patiently wait through several adult tastings is a poor basis for an itinerary.

Do not leave Batumi with only one full day between two journeys across the country. Georgian Railway’s published timetable gives a journey time of 5 hours and 35 minutes from Tbilisi. Boarding and getting to the station and hotel add to that. If you need to pack again the morning after your day there, your child will spend a substantial part of the seaside break in transit.

Outings near Batumi also vary in how demanding they are. You can visit a selected part of the botanical garden and decide in advance where the walk will finish. The Tsablnara trail to the waterfall and lake in Mtirala National Park, however, is a seven-kilometer, one-day hike. For a school-age child who enjoys walking, it could be the day’s main activity in suitable weather. For a child who usually needs carrying after half an hour, choose a different outing. An “easy” rating describes a trail’s difficulty; it does not tell you whether it suits your child.

How to divide seven or ten nights

For seven nights with flights in and out of Tbilisi, start with three nights in the capital, three in Kakheti and one back in Tbilisi before departure. That gives you two full days in the capital: one for a short introduction to the city and another for Mtatsminda or Mtskheta. In Kakheti, allow one day for a small outing near your chosen base and one entirely for the hotel. Returning to a familiar hotel for the last night is convenient if its location works for the airport journey.

If your family is more interested in mountains, replace Kakheti with three nights in Stepantsminda. Do not add it on top of the existing plan. Keep arrival day for the journey and check-in, then choose one main outing for each full day according to the weather. If necessary, spend one of those days at the hotel and in its immediate surroundings.

With ten nights and school-age children who travel well, three bases are possible: three nights in Tbilisi, three in Stepantsminda, three in Kakheti and a final night in Tbilisi. This is a busier trip. The journey from Kazbegi to Kakheti takes a day of its own in the plan; it does not need a compulsory stop in Mtskheta or a wine tasting booked for a fixed time. If long journeys are difficult, divide ten nights between two bases. More time does not oblige you to add more regions.

For a ten-night vacation with beach time, a more relaxed option is three nights in Tbilisi, six on the coast and one in the capital before your flight. That leaves time in Adjara for the beach, a rainy day and one chosen outing. If a suitable flight home from Batumi is available, spend the final night there and remove the return journey.

These are examples of how to allocate time, not completed bookings. A late arrival, early departure or essential afternoon nap may mean removing another outing. Before paying for hotels, write down where the family will eat lunch and rest each day. If the answer is always that you will work it out on the road, revisit the plan.

Leaving room for an ordinary family day

One main destination is enough for a short outing. If you are staying in Tsinandali, for example, you could walk around the estate, have lunch and return for a rest. The afternoon remains available for the pool or a walk near your room. There is no need to add Telavi just because it is nearby.

On a hotel-change day, choose somewhere in advance for a proper stop with food and a restroom. Snacks in a bag are useful if you are delayed, but they do not settle the whole question of meals. If your child has dietary restrictions, look at the menu before traveling. A children’s menu does not necessarily include something familiar that they will eat.

Keep a change of clothes, water, wipes and anything else needed during the journey in a small bag inside the car. You should be able to reach it without unloading the trunk. Include stops in the itinerary: arriving at an agreed time should not depend on managing to drive without stopping at all.

If a child is tired, remove the extra stop first, then shorten the main walk. Do not try to preserve every destination by cutting lunch and rest. After a difficult day, setting an even earlier departure to catch up on missed sights is particularly unhelpful.

A suitable hotel provides specific benefits here: a bedroom that can be darkened, a proper space for a crib, somewhere adults can sit separately while a child sleeps, and food without a long journey. Check the layout of a family room. A large floor area does not necessarily mean a separate bedroom or a door between sleeping and living areas.

When you need space in a car and when a train works better

For a few days within Tbilisi, you may not need a car at all. Walking and occasional taxi rides avoid the need to find parking. You still need to arrange a suitable child seat in a taxi or transfer in advance. If the rest of the trip is simply a stay in Batumi, consider the train separately. Parents do not have to drive across the country, although there are still journeys with luggage at either end.

A car is useful for traveling from Tbilisi to a country hotel and for independent outings when your family needs stops at times you choose. Start with the child seats and luggage. Two adults, two children, a stroller and several suitcases are a question of fitting specific items, rather than simply finding a vehicle for four people.

A sedan can work for a small family if the child seats can be installed correctly and the luggage fits. A minivan is often more practical when traveling with several children or grandparents. For a seven-seat vehicle, ask how much luggage it can take with the third row in use. Choose an SUV according to the actual road; a mountain view alone does not require an off-road vehicle.

CabrioGE accepts child-seat requests specifying each child’s age, height and weight, and the number of seats needed. Confirm compatibility with your chosen car and availability for your dates when booking. If the adults plan a wine tasting, you can discuss a car with a driver; looking after the children remains a separate responsibility for the family.

Send CabrioGE your dates, chosen accommodation, number of adults, the children’s ages, heights and weights, the number of suitcases and the dimensions of the folded stroller. These details will help you discuss a car and child seats suited to your route.

Should You Add Batumi to a Trip to Tbilisi and Kakheti?

You have chosen a hotel in Tbilisi, a winery in Kakheti and a two-night stay in the countryside. There are a few days left before your flight home, and the coast is tempting. At this point, adding Batumi to your bookings is easy. The harder part is leaving time for the reason you wanted to go: a morning without packing, the beach, a walk and dinner without thinking about tomorrow’s journey.

Batumi is worth including if you can give the coast at least three nights or finish your trip there. With two nights and a return journey to Tbilisi, it will be more of a brief introduction to the city. To decide whether that works for you, start with the travel time, then choose how to spend the days that remain.

How much of your trip will be spent traveling?

Kakheti lies east of Tbilisi; Batumi is in the west of the country. Leaving the wineries for the coast means your long journey begins before you even reach the route from the capital to the sea. Breakfast at a hotel near Telavi, a wine tasting, lunch and an evening swim in Batumi do not fit easily into one relaxed day.

For a sense of scale, Georgian Railway’s published timetable gives a journey time of 5 hours and 35 minutes from Tbilisi to Batumi. That is just the time between stations. You still need to get from your hotel to the station, board the train, travel to your hotel in Batumi and check in. Allow additional time from Kakheti if you plan to catch the train on the same day. Check the actual departure against tickets available for your travel dates.

A car lets you leave directly from your country hotel, stop for lunch and take your luggage to the next hotel’s door. Even so, it makes sense to set that day aside for the journey. Calculate driving time between actual addresses, allowing for stops and expected traffic, particularly if your next hotel is outside Batumi. A promise of a quick drive on the new highway is little help when you still need to feed the children and check in afterward.

Two nights mean one full day in the destination. Three nights give you two: one for the sea and another for the city or a trip outside it. If you need to return to Tbilisi for your flight, the journey back also takes time out of a short vacation. We would plan to spend the final night in the capital, especially before a morning departure.

Flying home from Batumi changes the calculation considerably. Traveling from east to west then becomes a continuous route. Compare this option with returning to Tbilisi before paying for hotels: even a more expensive flight can sometimes be worthwhile if it saves a hotel night and the return journey. That depends on available flights and the total cost of the trip.

What do you want from the coast in your season?

If swimming is the aim, summer and early autumn are the natural seasons to consider. Batumi has a humid subtropical climate, though, and rain is possible even at the height of beach season. You cannot count on good weather for a particular two-day visit. Staying three or four nights at least gives you some room to swap beach time and other activities around.

July and August suit travelers who enjoy a busy seaside city. If you are looking for quiet after Tbilisi, moving to the coast will not automatically provide it. The hotel’s location, the direction your room faces and nearby evening venues matter here. A sea view and a quiet night are separate booking requirements.

In September, swimming can still be a reason to visit, but the label “velvet season” is no guarantee of dry weather. Autumn is a rainy period in Adjara. A hotel with an indoor pool and an interest in the city itself make the plan less dependent on the beach.

In spring, late autumn and winter, the question changes: do you want to visit Batumi even when swimming is off the agenda? If the answer is yes—for walks, food, the botanical garden when the weather allows, and time at your hotel—the trip can make sense. If all you want after the wineries is a pool and a massage, another night in Kakheti can often meet that need with less time spent traveling.

Batumi or a hotel elsewhere on the coast?

For a first short visit, a base within walking distance of the boulevard and the old town is convenient. The spare hour between the beach and dinner can remain unplanned: you do not need to arrange a car every time you want a walk.

Hilton Batumi, for example, is on Rustaveli Avenue by the seaside boulevard. It lists an indoor pool and eforea spa among its facilities. This format lets you combine exploring the city with time at the hotel. A spa in the description does not, however, tell you which treatments and facilities your chosen rate includes.

Tsikhisdziri offers a different kind of stay. Castello Mare is located there, with several accommodation buildings, a spa, and indoor and outdoor pools. You could choose it for time on the coast and set aside a separate outing for Batumi. A spontaneous evening stroll through the old town would then involve a journey there and back.

There is a practical distinction between these options. At a city hotel, part of what you are paying for is the ability to walk out into the part of Batumi you want to explore. At a resort outside town, the grounds, dining and on-site activities matter more. If you fill every day with excursions, you will make little use of a substantial part of what you have paid for.

When choosing a room, look at the route to the water as well as the photograph of the sea from the balcony. Batumi’s city beach is pebbly. For a family with a small child, the entry into the water, access to a pool and the actual walk with a stroller all matter. At a hotel on a slope, ask about the specific building, stairs and the way down to the beach. These questions are more useful than a general five-star filter.

What Batumi adds after Tbilisi and Kakheti

After several days of tours and tastings, Batumi gives you a chance to leave a morning completely unbooked. Walk along the boulevard, turn toward Europe Square, have lunch and return to the water. Old Batumi and the waterfront neighborhoods offer enough for a day on foot; driving between individual city sights is usually unnecessary.

Choose restaurants to suit different evenings. For an introduction to Adjarian cooking, consider Ajarian House on Sherif Khimshiashvili Street, which serves Georgian and Adjarian cuisine. For dinner near the boulevard, Pelion at Hilton Batumi serves Georgian dishes, while Nephele in the same hotel offers a bar with city views. These are starting points based on format and location; check current menus and table availability for your dates.

Adjara’s food also gives you a reason to go beyond the familiar order of khinkali and khachapuri. Look for sinori, for example: rolled sheets of thin dough with cheese curds, butter and garlic. Ask about availability separately, as not every Georgian restaurant prepares regional dishes every day.

A restaurant itinerary alone is rarely a strong enough reason to travel from Kakheti for two nights. The more persuasive combination is the sea, a walkable city and one outing into green Adjara. If neither the beach nor the countryside appeals, spending more time exploring Tbilisi’s restaurants is a reasonable choice.

One outing gives you a different view of Adjara

The botanical garden at Green Cape works well if you want to leave the city for a walk among plants with views of the sea. It is about nine kilometers from Batumi. It is not far, but treat the visit as a substantial part of the day: travel there, walk your chosen section of the garden and return without rushing. With small children, decide on the length of the walk and the pickup point in advance.

Mtirala calls for a different approach and footwear. It is a national park with humid Colchic forest, rather than a city park beside a parking lot. The Tsablnara trail to the waterfall and lake is a seven-kilometer route intended as a one-day outing. On a short vacation, we would give it a separate day, including travel and lunch. After heavy rain, consult the visitor center before setting out instead of relying on a photograph from someone else’s summer trip.

A third direction is the Adjaristskali valley and Keda. In Makhuntseti, you can combine the waterfall and the stone arch bridge, then choose a village visit or a lunch arranged in advance. There are wineries here too, but another tasting is optional after Kakheti. The outing can focus on mountain scenery and local food instead.

Do not try to combine all three options. The garden is on the coast north of the city, Mtirala takes you into the region’s forested interior, and Keda lies inland along the valley. Choose one direction according to the weather and your interests. If you have three nights on the coast, two busy excursions will use both of the full days you set aside for Batumi.

How to divide your nights between the three regions

With seven nights and flights in and out of Tbilisi, we would stick to Tbilisi and Kakheti. After two or three nights in the capital, two in the wine region and a final night before the flight, there is very little left for the coast. In that plan, Batumi would take time away from places you have already chosen.

With ten nights, one possible split is three in Tbilisi, two in Kakheti, four in Batumi and one back in Tbilisi before departure. That leaves three full days on the coast: one for the city, one for your chosen outing and another for the beach or hotel. Travel days have not been counted as full days of relaxation.

If you arrive in Tbilisi and fly home from Batumi, consider eight nights: three in the capital, two in Kakheti and three by the sea. This depends on finding a suitable flight home, but it avoids crossing the country a second time just to reach the airport.

Two nights in Batumi can also be worthwhile if you are already traveling through western Georgia, flying home from there or deliberately planning only a brief look at the city. For a final stretch of vacation with beach time and an outing into mountainous Adjara, we would choose three or four nights. This is a recommendation about the pace of your trip, not a minimum-stay requirement.

When a car is useful

If your plans in Batumi consist of the hotel, boulevard, restaurants and one visit to the botanical garden, you can arrive by train, use taxis and walk. There is no need to keep a rental car parked at the hotel for a single outing. If you already needed a car in Kakheti, compare the cost of keeping it, including parking, with ending the rental before traveling to the coast.

A car becomes more useful when you are traveling directly from a country hotel in Kakheti, carrying several suitcases or planning independent outings from Batumi. A sedan is an option for a couple following the main road route. For a family or group, first count the seats needed, including child seats, and the amount of luggage. A minivan may be more practical than a large SUV.

There is no need to choose an SUV simply because an itinerary mentions mountainous Adjara. The decision depends on the actual access road, its surface and the routes permitted under the rental agreement. Check road conditions and restrictions before heading into the mountains; the type of vehicle alone does not make every road suitable.

A car with a driver can be useful for the long journey if driving does not feel like time off, or for a day that includes wine tasting. Even with a driver, it makes sense to choose one outing and leave time for your hotel. Being able to travel in any direction does not mean you need to spend the whole vacation on the road.

If Batumi stays in your plans, send CabrioGE your dates, hotel addresses, passenger count, luggage details and the outings you have in mind. These details provide a basis for discussing transport for the days you need it and the car’s pickup and return arrangements.

Hotels Outside the City in Georgia for a Two- or Three-Night Stay

It is easy to book a hotel for a short break and barely spend any time there: arrive for dinner, leave on excursions the next day, then pack after the second breakfast. If you are choosing a place for its terrace, food, pool or spa, give it at least one full day without compulsory outings.

These five hotels offer different trips: a cottage in Kojori, a mountain hotel in Stepantsminda, an estate and a lakeside resort in Kakheti, and a large hotel on the Black Sea. Tbilisi is the starting point. For Shekvetili, we also explain when travelling from the capital makes sense and when it fits better into a trip around western Georgia.

Decide how much time you want at the hotel

Two nights give you one full day. This works well if you arrive reasonably early, want dinner on site, a spa visit and a walk. A third night is useful when you want a separate day for the surrounding area, the journey takes a significant part of the day, or plans depend on the weather.

Start with Bioli for a break closer to Tbilisi. Look at Rooms Kazbegi if mountains and the view from your room are the priorities. Tsinandali Estate combines a park, museum and wine; Lopota suits several days within extensive resort grounds. Consider Paragraph in Shekvetili for the coast and pools, allowing enough time for the journey.

Before paying, compare what the rates include. A hotel having a spa does not mean treatments are included, and a photograph of an outdoor pool does not confirm it will be open on your dates. With children, check age restrictions in individual areas, extra-bed terms and pool access. For a quiet break, also ask about weddings and group events on your chosen weekend.

Bioli in Kojori for a break near Tbilisi

Bioli offers cottages and chalets in the wooded Kojori area. Consider this format as a couple if you would rather spend time on your own terrace than in the shared spaces of a large hotel. Layouts vary: for a family, checking separate bedrooms is more useful than relying on the category name.

The property has Bioli Hall restaurant, massages and wellness programmes. When booking, distinguish a simple two-night stay from a programme with an individual schedule. Establish which services your accommodation includes and which require separate booking. The restaurant page asks for reservations a day ahead, so arrange dinner alongside the room.

Two nights suit a relaxed stay with walks, dinner and a pre-booked treatment. Add a third for a specific schedule or another day on the grounds. If you need a full children’s programme or a large pool complex, obtain confirmation of those facilities first: the word wellness does not promise them.

For one outing, consider the Kojori area and the fortress on Mount Azeula. Reaching the ruins involves walking; this is not a level park path. Leave it for another time if rain or slippery conditions make the approach unsuitable. Shoes with a secure grip are useful here.

Bioli works when you need to return to commitments in Tbilisi after the break. Going into the city for dinner every night, however, undermines the reason for staying outside it. If you intend to remain on the grounds, transfers there and back may cover all your transport needs.

Rooms Kazbegi for the mountains and the hotel itself

Rooms Kazbegi is in Stepantsminda, in a former sanatorium building. Its long terrace, timber finishes and large shared spaces matter as much as the room. Choose it if you are happy spending part of the day over breakfast, a book or a conversation with a mountain view.

Pay attention to Mountain View and Forest View when booking. They face different sides of the building. If the trip is intended to include seeing Mount Kazbek from your window, a forest-facing category does not provide the same experience. Even the right side cannot guarantee clear weather: the summit may remain in cloud.

Kazbegi Kitchen serves Georgian food, and the hotel also has a bar, pool and spa. These allow you to leave a day free of outings. For a trip centred specifically on treatments, confirm the current menu and appointment availability: a hotel with a pool and a dedicated spa resort offer different experiences.

For two nights, plan one outing to Gergeti Trinity Church and time at the hotel. With three, add a walk to the Gveleti waterfalls in suitable weather. The waterfalls involve a trail walk; check its condition and suitability for your group before setting out. Do not automatically add Juta and Truso as well, or the break will become another sequence of journeys.

A third night is particularly useful as flexibility to choose a day with suitable weather. In the colder season, check current Roads Department notices for the route to Stepantsminda. If you have a fixed flight the next day, spending the last night in Tbilisi is the more sensible arrangement. This option is less suitable if you need a fully predictable schedule and a guaranteed view.

Tsinandali Estate for the park, wine and short outings

Tsinandali Estate, A Radisson Collection Hotel is set within the historic Tsinandali estate. The park and Alexander Chavchavadze house museum beside the contemporary hotel distinguish it from a resort built around a pool. You can spend a day walking and visiting the museum without travelling across Kakheti.

The hotel has several restaurants, including Natella for Georgian food and Prince Alexander for international dishes. These provide options for two evenings without making dinner a separate journey. Arrange a tasting and museum visit ahead of time; do not assume either is included in the room rate.

The pools are different too. Alongside the rooftop pool with a view, the estate has the Infinity Pool & Leisure Club, with an indoor pool beneath retractable walls and a roof, plus a children’s pool. For a cooler-season visit, confirm access to the particular facility and how to reach it. That is more useful than simply asking whether “the pool” is open.

Two nights work for the estate, an evening with wine and time by the pool. A three-night stay allows a separate outing to Telavi or a pre-selected winery. Avoid adding Sighnaghi solely because it is also in Kakheti: there is already enough here for a short break.

Tsinandali suits guests who want a hotel stay combined with cultural activities. If seclusion matters, check the estate’s and hotel’s event calendars. In spring and autumn, you can give more daytime hours to walking; in summer, leave room to spend the hottest part of the day indoors.

Lopota for several days on the resort grounds

Lopota Lake Resort & Spa is near Napareuli, with accommodation and facilities arranged around a lake. Days here can revolve around walks between buildings, pools and restaurants. Ask about the room’s location: for a family with a pushchair or someone who finds long walks difficult, the distance to breakfast and the preferred pool may matter more than the balcony view.

Dining options include Château Buera’s contemporary Georgian restaurant and Ike Asian Fusion. The resort has indoor and outdoor pools and Forest Spa. The ability to vary activities and dinner venues makes Lopota a useful candidate for three nights without daily excursions.

Two nights work if you want one full day on site. Three allow separate time for the spa, walks and one outing. For the surrounding area, consider Gremi’s fortress complex and museum. A wine programme can begin at Château Buera within the resort, after checking the format and making a reservation.

A large resort has a trade-off: a broad choice of activities does not establish seclusion. As a couple seeking quiet, ask where the room sits in relation to family areas and events. With children, ask which activities suit their ages and what supervision is required. A general description as a family hotel does not answer those questions.

In colder months, the indoor pool and availability of selected treatments matter more; in summer, check outdoor facilities and shade along the route from your room. Do not plan a day around a seasonal service until the hotel confirms it will operate. If the whole trip is devoted to the resort, a rental car may remain parked until departure.

Paragraph in Shekvetili for the coast and pools

Paragraph Resort & Spa Shekvetili, Autograph Collection is a large coastal hotel. Its notable features include a pool extending towards the sea and an aquarium. Consider it for a trip where the resort itself takes up most of your time.

Marriott lists an indoor spa pool, outdoor pool, water slide and kids’ club. These justify including the hotel in a family shortlist, but age, height and supervision requirements need separate confirmation. A list of facilities does not mean a child can use every one independently.

From Tbilisi, I would allow three nights: crossing to the west of the country has a substantial effect on a short break. Two nights make more sense if you are already on the coast or arriving in western Georgia. Before booking, compare driving with a train to a suitable station followed by a separate hotel transfer. Check the stops of the specific service; the route name “Tbilisi–Batumi” is not enough.

For one nearby outing, there is Musicians’ Park in Shekvetili. Treat Batumi as a separate excursion rather than fitting it between swimming and dinner. Plan meals before arrival as well: inspect the hotel’s current restaurant menus and meal inclusions, especially if you will not go out every evening.

In summer, the coast can shape the stay. In cool or rainy weather, indoor spaces and the pool become more important, while swimming in the sea remains weather-dependent. For a couple wanting an intimate hotel with few shared areas, Paragraph may be larger than they need.

Keep enough time for the break

For two nights, choose one hotel and no more than one essential outing. With three nights, leave one day entirely free and another for the surrounding area. Do not fill the only complete day with a long excursion simply because you feel you ought to see more while you are there.

Compare the whole trip cost: the right room category, food, treatments, children’s activities and transport. If a restaurant or spa is the main reason for your choice, confirm the required reservation first. Otherwise, you may secure a good room without the experience you intended to pay for.

At CabrioGE, we match transport to that plan. A hotel arrival and return usually need only transfers. A rental for several days is useful when you genuinely intend to explore; tastings call for a driver or pre-arranged journeys without driving yourself.

A sedan may suit a couple with ordinary luggage, while a family with children and large suitcases may need a roomier car or minivan. Choose an SUV according to the agreed route, season and access conditions. Having mountains in the itinerary does not, by itself, determine the vehicle class.

Send CabrioGE your dates, chosen hotel, passenger numbers, children’s details, luggage and planned outings. We can use this information to compare transfers, rental and journeys with a driver.

Where to Live in Tbilisi with a Family

You like the apartment: separate bedrooms, a balcony and a fresh renovation. But in the morning, a child needs to get to school, one parent needs to reach the office, and the other wants to take the younger child out. This is when the choice of address starts to matter. A good apartment can make an inconvenient family home if almost every errand begins with a journey.

Vake, Saburtalo and Vera are sensible starting points if you want to walk more often and use the city’s amenities. Consider Lisi and individual residential developments in Krtsanisi if the grounds and a more self-contained setting matter to you. Include Didi Dighomi when looking for a newer apartment with a suitable family layout. These are starting points for a search: conditions vary considerably within each area.

Start with school and a normal working day

Make a short list of regular destinations: school or nursery, work, activities and a clinic. “Getting to the centre” also needs a specific destination. An office on Rustaveli Avenue and meetings around Freedom Square may involve different routes.

If you have not chosen a school, avoid rushing into a long lease. First confirm availability, the programme and the campus your child would attend. European School, for example, lists several addresses, including 2 I. Skhirtladze Street, 10A K. Kutateladze Street and 47 Alexander Kazbegi Avenue. British International School of Tbilisi is at 17 Leo Kvachadze Street in the Lisi area. These are reference points for checking journeys, not recommendations about educational quality.

For a family with a preschooler, the immediate surroundings may matter more. Can you take a pushchair out, buy groceries and spend an hour outdoors without calling a taxi? A teenager may place greater value on reaching activities and friends independently. An address that works for a household with two cars may considerably limit a child’s independence.

Discuss what happens when the car is unavailable. If one parent takes it to work, what can the other still reach? The answer often helps resolve the choice between a spacious apartment in an outlying development and a smaller home in an established urban neighbourhood.

Vake, Saburtalo and Vera for everyday city life

In Vake, consider homes in relation to Chavchavadze Avenue, Vake Park and your regular routes. You can look for an address where walks, shopping and dinner out are accessible on foot. Being in the district does not establish that these activities will be convenient from your particular entrance.

A hillside street and a building beside the avenue offer different daily experiences. With a pushchair, the climb home matters; with windows overlooking a busy street, bedroom noise matters. Check a nearby park using the entrance you would actually use: the route may involve steps or an awkward crossing. Vake itself has no metro station, so compare buses, taxis and driving for journeys beyond the district.

In Saburtalo, shortlist specific streets around the school, workplace or metro station you need. This is a useful starting point when family members need to travel independently. Apartments near Delisi, on Nutsubidze Plateau and in Vashlijvari cannot be assessed alike: terrain and access to transport differ.

When visiting Saburtalo, inspect what lies between the building and your regular destinations. A supermarket across the road may be close on the map but inconvenient with a child. If an apartment faces a courtyard, check whether it provides space to spend time outdoors or is largely occupied by parked cars. In a densely built area, that matters more than a general district description.

Consider Vera if you value proximity to central Tbilisi, small local venues and walks through neighbouring streets. Vera Park, near Kostava and Nikoladze streets, is one reference point. The neighbourhood also rises uphill: an address near the park and an apartment farther up a street may work very differently for daily outings.

In an older Vera building, inspect the entrance and stairs carefully. Establish whether there is a lift, whether a pushchair fits and how easy it is to return with shopping. A nearby restaurant is a pleasant addition until its evening noise reaches a child’s bedroom. A second visit in the evening is particularly useful here.

Lisi, Didi Dighomi and Krtsanisi for newer housing

Look around Lisi if you prefer low-rise housing, a separate house or a development with its own grounds. Projects offering these formats include Lisi Green Town. However, “Lisi” in a listing covers different addresses and does not describe either the courtyard or the journey to the lake.

Lisi Lake has a walking and cycling route. To establish whether it would become part of everyday life, walk there from the particular home. An outing that starts with a drive requires a different routine. Check the school journey and the nearest grocery shop too: a balcony view does not explain those routes.

Include Didi Dighomi in a search for a modern apartment with the required number of bedrooms. Residential developments can be found along King Parnavaz Avenue and Giorgi Brtskinvale Street. Compare the actual state of courtyards, entrances and neighbouring buildings. Landscaping on a development website may belong to a future phase, while you intend to move in now.

Here, the fit with school and work deserves particular attention. If both require daily journeys to other parts of Tbilisi, calculate the family’s combined travel time. An extra bedroom may be a significant benefit, but weigh it against how much evening time remains at home.

In Krtsanisi, you can consider individual developments with managed grounds, including projects on Krtsanisi Street. Check claims about security, landscaping and leisure areas against the particular building. Establish what is already available, what costs extra and what it is like to leave the development on foot.

If quiet is a priority, listen with the windows open and walk through the surrounding streets. A secluded building does not rule out nearby construction or noise on the access road. Proximity to the historic centre does little to help if most family activities are near Lisi or in another part of Saburtalo.

Inspect the home as you will use it

Start the viewing on the street. Follow the route from the drop-off point to the apartment with a pushchair, or at least measure narrow passages. Check for steps before the lift, bicycle storage and how practical the entrance is after dark. These details will affect the entire tenancy.

Inside, look for separate bedrooms with sensible space for beds, adequate storage and somewhere to work quietly while a child is home. Check noise between rooms, air-conditioning placement and window condition. With young children, also assess access to windows and the balcony and whether the landlord will agree to protective fittings.

If you expect to park, ask to see the actual space. Confirm whether it is assigned to the apartment and included in the rent. “Parking by the building” may mean searching for a space on the street. In an underground garage, the route from the car to the lift also matters, especially with children and shopping.

A summer viewing will not establish winter costs. Request heating bills for colder months; in a sunny apartment, establish how the bedrooms are cooled. Ask about upcoming work in the building and inspect neighbouring plots. Another block under construction is part of the living conditions, even if the apartment itself is finished.

Spend an ordinary day in the neighbourhood

Start with two or three locations that already fit your budget and main destinations. Assess each in the morning, during the day and in the evening. Where possible, use a school weekday: a visit during holidays or on a Sunday will not show the school-day routine.

In the morning, leave the building when you would actually set off for school or work. Check the whole journey, including getting out of the building, boarding and dropping off. If you expect to use a school bus, confirm the stop, seat availability and timetable directly with the school.

During the day, walk to a grocery shop, pharmacy and somewhere to spend time outdoors. Assess the pavement, shade, crossings and climb home. For a clinic, check the relevant branch and availability of the specialist you need: a sign nearby does not establish that it meets your family’s medical needs.

Return in the evening after work or activities. Look at parking, courtyard lighting and noise. Can you have dinner nearby and walk home? Would you want to go out again, or does every outing feel like a separate task?

Afterwards, record the inconveniences that would recur. A long school journey five days a week usually deserves more attention than an occasional trip to a favourite restaurant. If doubts remain, a short rental in the chosen location can help test them before a longer lease.

When your family will need a car

At CabrioGE, we arrange car rentals and journeys with a driver in Tbilisi. When choosing a home, a car is useful for comparing distant addresses, visiting schools and testing future journeys. Part of getting to know the neighbourhood should still be done on foot.

If school, shops and activities are accessible without a car, taxis and occasional rentals may cover other journeys. There is little reason to commit to daily driving as part of the decision to rent an apartment.

A long-term rental makes sense when journeys between several destinations genuinely recur throughout the week. Choose the vehicle around child seats, passenger numbers, luggage and the dimensions of the parking space. A sedan will suit some families; others may need a minivan. Consider an SUV according to access conditions and plans for trips outside the city, rather than simply the district name.

A driver can be useful on viewing days or with a busy family schedule. Even then, assess the total journey time: a child still spends that time travelling.

Choose a longer-term home after testing a few ordinary days. Vake or Vera may suit a family wanting to walk more often; an address near the metro in Saburtalo can support independent journeys; Lisi or an individual Krtsanisi development may work when school and work fit the location. Assess Didi Dighomi through the particular building and daily schedule. The decision should concern an address you have checked, rather than the district’s reputation.

If you need a car to explore the neighbourhoods, send CabrioGE your dates, viewing addresses, passenger numbers, children’s ages and luggage details. We can use that information to suggest a vehicle and confirm whether suitable child seats can be provided.

Is It Worth Buying an Apartment in Tbilisi in 2026?

You have shortlisted apartments in Tbilisi and are planning a viewing trip. Listings advertise rental income, agents suggest new developments, and the same budget could buy a small apartment in Vake or considerably more space in Didi Dighomi. Before booking the trip, it helps to establish which of these properties could actually meet your needs.

Buying a home is worth considering once you have settled on living in Tbilisi and chosen an area. A rental investment needs to work after expenses and periods without a tenant. A purchase intended for a quick resale is harder to justify: a rising citywide index cannot tell you how much a particular apartment will sell for or how long the sale will take.

CabrioGE arranges journeys across Tbilisi. This article therefore pays particular attention to what you can establish during a few days in the city: how to compare addresses, inspect the surroundings and test everyday life in an area. Market figures help narrow the shortlist before travelling; legal and technical checks belong with qualified specialists.

What the 2026 figures tell us

According to GeoStat, asking prices for new apartments in Tbilisi rose by 4.8% year on year in the second quarter of 2026. The index is measured in Georgian lari and covers new housing. It does not describe the entire resale market or establish the return for someone investing in dollars or euros.

Galt & Taggart’s July review, reported by BM.GE, put average monthly rent for apartments of 50–60 square metres at $10.1 per square metre and rental yield at 8.5%. The latter figure should not be treated as the income an owner keeps after all expenses.

A buyer has two separate questions to answer. How does the apartment’s price compare with similar properties? And what income could it produce? Rising prices do not, by themselves, improve the yield on a new purchase: if prices increase faster than rents, each dollar invested earns less rental income.

These figures support investigating a purchase, but they do not establish a reason to rush because “it will cost more later”. A decision needs a calculation for the actual property, especially when the seller justifies the price through expected neighbourhood growth while the current rental income falls short of your requirements.

Buying a home, earning rent and preserving capital

For a home purchase, start with how settled your plans are. If your child’s school, workplace or length of stay in Georgia remains uncertain, renting leaves you free to change neighbourhoods. Spending several weeks in your preferred area can reveal practical drawbacks, although it will not show every seasonal issue.

Once your plans are firm, compare buying with renting a similar home. Owners still pay for maintenance and repairs, and money tied up in an apartment cannot quickly be used elsewhere. Ownership also lets you settle in for longer and reduces your dependence on a landlord’s decisions. For a family, that may justify buying without an expectation of resale profit.

For a long-term rental, identify the likely tenant first. A family may need separate bedrooms and storage; a student, a convenient journey to university; an office worker, a manageable commute. The apartment needs to work for the person who will pay to live there each month.

Consider this illustrative calculation, which is not a market listing. An apartment costs $100,000, with a further $20,000 for acquisition expenses, finishing and furnishing. At $800 a month, a seller might quote a 9.6% annual yield: $9,600 divided by the apartment price. On the full $120,000 investment, that is already 8% before expenses. If the apartment is let for 11 months and annual owner expenses, including taxes, are assumed to total $1,800, the remaining income is $7,000, or approximately 5.8% of the investment. Borrowing would require a further calculation of interest and repayments.

Replace every assumption in this example with information about the shortlisted property. Compare rent with similar nearby apartments and base costs on estimates and service terms. An advertised rent states an owner’s expectation; it does not confirm a completed letting.

If you live outside Georgia, decide who will find tenants, inspect the apartment after they leave, call contractors and approve spending. Management fees reduce income, but managing the property yourself also takes time. Allow for repairs that cannot wait until your next visit.

For capital preservation, ask when you might need the money back. An apartment does not guarantee that the amount invested will be preserved: an urgent sale may require a lower price. Compare the purchase and eventual sale in the same currency, including the costs of both transactions. Selling for the amount originally paid to the seller does not necessarily recover the full investment.

Consider the future buyer as well. A bedroom too narrow for a practical bed arrangement, expensive interiors with limited appeal or alterations with unclear documentation may make resale harder, even if those features do not bother you now.

How to compare Tbilisi neighbourhoods

Vake and Mtatsminda are among the most expensive districts by median asking price for new housing in the GeoStat report. Relate the price to amenities you will actually use: work, school, a park or familiar local businesses. The district name alone does not establish value.

Vake has no metro station. An address on Chavchavadze Avenue and a property farther up the hillside involve different daily journeys. In Mtatsminda’s older housing, the inspection also needs to cover the building, including the roof, shared areas and utilities. An attractive façade does not replace a technical assessment.

In Saburtalo, start with a particular metro station or workplace. A property near a station, Nutsubidze Plateau and Vashlijvari cannot be assessed using one district-wide description. Even “near the metro” needs checking: the return walk may involve a climb that is absent from the photographs.

In Didi Dighomi, compare the shortlisted new apartment with listings within its own development. If many apartments with similar layouts and finishes are available at once, establish why a tenant would choose yours. Your own purchase costs will not, by themselves, justify charging more than neighbouring owners.

In Isani and Samgori, look specifically at addresses with convenient walking access to the metro. Proximity to a station does not describe the building’s surroundings: inspect road crossings, noise and adjacent plots. When considering a property with a view in Krtsanisi or Ortachala, check vehicle access and everyday access to shops and transport.

This process should leave you with a few specific locations. Trying to study every district equally thoroughly on one trip makes comparison difficult: the apartments will serve different budgets, tenants and purposes.

What to establish before booking flights

Ask the agent for each property’s exact address, cadastral code, Public Registry extract, floor plan and full price. Confirm what the sale includes: furniture, appliances, storage and a parking space. If the apartment has been altered, obtain documents that allow its status to be checked.

Send the registry extract and agreement to a lawyer representing your interests. They should check ownership, registered encumbrances and restrictions, and the procedure for completing the transaction. If documents will only be provided after payment, there is not yet enough information to pay.

Compare completed and under-construction properties with the intended start of use in mind. In a completed building, you can inspect common areas, test equipment and establish actual service charges. In an unfinished development, some of those conditions still exist only in documents and promises.

For a development under construction, check land rights, the permit, the developer’s obligations, the handover deadline, consequences of delay and the ownership registration procedure. Budget for the waiting period, finishing work and the time before occupation. A lower early-stage price needs to be assessed alongside those costs and risks.

“Black frame”, “white frame” and “green frame” do not replace a contractual schedule of works. Request the specification and an estimate for bringing the apartment to the required condition. Establish which utilities are connected, what heating work is included and who pays for the remaining work.

Taxes also need to be calculated before the transaction. A 5% regime applies to certain residential rental income, while an exemption on a sale after more than two years of ownership depends on Tax Code conditions. Property tax may apply separately. A specialist should establish which rules apply to you; a non-resident also needs to check how the income is treated in their country of tax residence.

What to inspect in person

Walk from the building to somewhere the future resident will use regularly: a bus stop, metro station, school or shop. Arriving at every entrance in the agent’s car can hide an awkward crossing, stairs or a steep section of the route. Test an intended driving commute at the time it would normally be made.

Inside, assess where a bed, wardrobes and desk would fit and whether doors open conveniently. Check water pressure, ventilation and noise with the windows open and closed. Damp, cracks or concerns about building systems are reasons to bring in a technical specialist. An ordinary viewing does not replace a building survey.

The season limits what you can establish. A summer visit tells you little about winter heating costs; cool weather will not reveal how hot a sunny room becomes. Request bills from other months and ask about the heating and air conditioning. A weekend viewing also does not show weekday traffic.

For a serious candidate, inspect the neighbouring plots. If an open view accounts for much of the price, establish what could legally be built in front of the windows. The municipal map is a starting point; information on the particular plot and permissions needs checking against official documents. The absence of construction today does not guarantee that the view will remain.

How to use two or three days of viewings

Use the first day for your selected areas and initial viewings. Group nearby addresses, such as Vake and Vera or Isani and Samgori. The exact order depends on the properties and appointment times. Avoid crossing the city for every available gap in an agent’s diary.

Reserve the second day for comparable apartments and meetings that resolve outstanding questions, whether with a lawyer, technical specialist or development representative. After each viewing, record the full price, work required and unanswered questions. Photographs of the living room alone are poor reminders of how the buildings differ.

If you have a third day, revisit one or two final candidates at another time of day. Leave room for a rescheduled appointment. A short trip can narrow the shortlist and gather evidence for a decision; it may not be enough to complete every check before your return flight.

When apartments are near the metro, walking, public transport and taxis can cover part of the itinerary. A car with a driver is useful for several distant addresses, construction sites and scheduled meetings: you do not have to find parking before each viewing. A sedan usually suits one or two passengers; a family travelling with an agent, interpreter and luggage may need a minivan. A vehicle for difficult access should be chosen according to the actual address.

For a longer stay, a self-drive rental lets you test your future journeys around the city. The convenience of an apartment for a resident without a car still needs to be assessed on foot and by public transport.

What you should bring back from the trip

For a rental purchase, you need the price including all additional investment, a supported rent estimate and a calculation allowing for vacancy. If the return only works with uninterrupted occupancy and no repairs, the budget is too sensitive to ordinary ownership expenses.

A home purchase rests on settled plans and practical conditions you have tested. Capital preservation also requires the ability to wait before selling. An under-construction apartment needs an allowance for delay risk; a property advertised as ready to move into needs checks of both its relevant legal status and actual readiness.

In 2026, buying in Tbilisi is worth considering when it meets your needs under current conditions. Future price growth may improve the result, but it should not be the only justification for the transaction. Continuing to rent or deciding against a particular building can be a well-founded outcome of the trip.

If you already have a shortlist, send CabrioGE your dates, addresses, appointment times, passenger numbers and luggage details. With that information, we can suggest a suitable vehicle or quote journeys with a driver for your viewing days.
